Take a Certified Home Inspection Training Course

Pennsylvania mandates specific insurance coverage for home inspectors:

• Errors & Omissions (E&O) Insurance: At least $100,000 per occurrence.
• Aggregate Coverage: $500,000 with a maximum deductible of $2,500.

Conduct 100 Paid, Supervised Inspections

To gain experience and meet professional standards, complete 100 paid, supervised home inspections. This requirement helps you build confidence and prepares you for independent practice or working within a team.

Enroll and Complete the Required Education Program

Home inspector training must be approved by the Texas Real Estate Commission (TREC). To obtain the Real Estate Inspector license, 154 hours of education (including 40 hours of practicum) are required, and to obtain the Professional Real Estate Inspector license, 194 hours of education are required (including 40 hours of practicum).

Join a National, Non-profit Home Inspection Association

Membership in a national, non-profit home inspection association is required to operate in Pennsylvania. These associations provide training, resources, and a code of ethics. Popular options include:
