Home Inspector Licensing Requirements in Florida

Applicants must successfully complete a Department-approved course of study that covers the eight components of a home. Proof of course completion must be submitted with your application.
Applicants are required to pass one of the approved exams, such as the NHIE or FABI exam. The NHIE, for instance, consists of 200 multiple-choice questions across three domains and has a time limit of four hours. Each attempt costs approximately $225. Taking a prep course is recommended to improve your chances of passing on the first attempt.
A background check is required for licensing. Submit fingerprints via a Livescan Service Provider registered with the Florida Department of Law Enforcement (FDLE) immediately after submitting your application. Processing may take up to five days.
Applicants must carry commercial general liability insurance with coverage of at least $300,000. Proof of insurance must be included with the application.
Submit your application to the Florida Department of Business and Professional Regulation. The $125 application fee can be paid online via credit card or e-check, or by mail with a check payable to the Department. Military veterans, their spouses, and Florida National Guard members may be eligible for fee waivers or discounts.
Home inspector training must be approved by the Texas Real Estate Commission (TREC). To obtain the Real Estate Inspector license, 154 hours of education (including 40 hours of practicum) are required, and to obtain the Professional Real Estate Inspector license, 194 hours of education are required (including 40 hours of practicum).
