4 Steps to Become a Home Inspector in Vermont

1

Complete 80 Hours of Approved Education

You must complete an 80-hour home inspection course approved by Vermont’s Office of Professional Regulation. This will cover essential knowledge for conducting home inspections and preparing reports.

2

Pass the National Home Inspector Exam (NHIE)

After completing your training, pass the NHIE, which consists of 200 multiple-choice questions covering home inspection standards and practices. The exam costs around $225, and it’s recommended to take an exam prep course to increase your chances of passing on the first attempt.

Note: Veterans may qualify for exam fee reimbursement through the GI Bill. To utilize this benefit, submit the VBA-22-0803-ARE form along with your exam receipt to the VA.

3

Submit Your Application

After passing the NHIE, submit your application to the Vermont Office of Professional Regulation. The application must include:

  1. Proof of completing the NHIE.
  2. Certification and membership through the American Society of Home Inspectors (ASHI) or National Association of Home Inspectors (NAHI).
  3. Payment of the $100 non-refundable application fee.

4

Obtain Errors and Omissions Insurance

Secure Errors and Omissions (E&O) and General Liability Insurance to protect against claims. While optional in Vermont, most clients and lenders require it.
