Steps to Become a Home Inspector in Delaware

Complete 140 Hours of Approved Education

Complete 140 hours of Delaware-approved home inspection education. This training aligns with the topics covered in the National Home Inspector Exam (NHIE) and is essential for building a strong foundation in the industry.

Pass the National Home Inspector Exam (NHIE)

After completing the required education, the next step is to register for and pass the NHIE. The exam includes 200 multiple-choice questions, with 25 questions not counted toward the final score. The exam costs approximately $225, and taking an Exam Prep course is highly recommended.

Register as a Home Inspector Trainee

Before applying for a full Home Inspector License, you must first register as a home inspector trainee and begin supervised inspections.

Complete 75 Supervised Home Inspections

Conduct a minimum of 75 home inspections under the active supervision of a licensed Delaware home inspector. Both you and your supervising inspector must maintain a log of these inspections, which will be submitted with your license application.

Obtain Insurance

Delaware requires you to have general liability insurance with a minimum coverage of $250,000 and Errors and Omissions (E&O) insurance with coverage of at least $50,000.

Apply for a Home Inspector License and Business License

To apply for your Home Inspector License, use Delaware’s DELPROS online portal. Be sure to submit all required documents, including proof of insurance and notarized forms. Additionally, you must apply for a Delaware Business License.

Note: If you have prior convictions or pending charges, you will need to submit a background check as part of the application process.
