The requirements to become a home inspector, including education and examination, vary by state. Here is what to consider if you want to become an inspector in Louisiana.
Apply to the Louisiana State Police for a criminal background check and pay all associated costs. Submit the results to the Louisiana State Board of Home Inspectors (LSBHI). If you have concerns about your background check results, contact LSBHI before beginning any education program.
Complete a minimum of 90 hours of education from an LSBHI-approved provider, which must be completed within 180 days.
The NHIE consists of 200 multiple-choice questions across three domains and has a time limit of four hours. Each attempt costs approximately $225. Taking a prep course is recommended to improve your chances of passing on the first attempt.
After passing the NHIE, you are required to complete 30 hours of pre-licensing platform training and participate in at least 10 live inspections under an approved in-field trainer.
Attend a report writing seminar provided by an LSBHI-approved provider to enhance your reporting skills.
Louisiana home inspectors must carry at least $300,000 in Errors and Omissions coverage and $300,000 in General Liability coverage, with maximum deductibles of $5,000.
Once all licensing requirements are met, submit your application to the LSBHI. This must be completed within 36 months of starting the licensing process.
